How fast can a deal be reviewed?
Timing depends on the completeness of the submission, funding deadline, title or escrow requirements and transaction structure. Complete information helps us move faster.
Do you fund every deal?
No. Every transaction is reviewed individually, and submission does not guarantee approval or funding.
What documents will you need?
Typically the purchase contract, title or escrow information, funding deadline, closing date and evidence supporting the exit strategy. Double-close deals may require end-buyer documentation.
What is EMD funding?
Earnest money deposit funding is short-duration capital used for a qualified deposit associated with a business-purpose real estate purchase contract.
What is double-close transactional funding?
It is short-duration purchase capital used in a qualified back-to-back closing where the acquisition and resale are separately documented and the exit is defined.
Do you work with wholesalers?
Yes, qualified wholesaler transactions may be considered, subject to the deal structure, title requirements, documentation and applicable law.
Do you coordinate with the title company or attorney?
Yes. Approved transactions are coordinated with the appropriate title, escrow or closing attorney based on the deal structure.
Is this consumer mortgage lending?
No. TIS focuses on business-purpose transaction funding. Funding availability, terms and eligibility are subject to review.
What should I avoid putting in the intake form?
Do not submit Social Security numbers, bank account numbers, wire instructions or other highly sensitive financial information through the initial website intake.
